Job Description
1) Building Engineer
In partnership with our Director of Engineering, Staff, and Clients, the Building Engineer will work to meet the evolving maintenance demands of the Portfolio to ensure a superior level of professionalism regarding all maintenance requirements, including prompt response to and resolution of client and property occupant requests or concerns.
KEY RESPONSIBILITIES & DUTIES
-Proactively support the development and successful implementation of the preventative maintenance program for the portfolio
-Provide routine and scheduled maintenance, repairs, and custodial work that do not require special licensing
-Provide scheduled inspections, complete, and submit forms and/or checklists accurately and on time
-Mark items on the inspection checklist which will require follow up or additional work; communicate findings with the Chief and/or client
-Provide recommendations to Chief Engineer and/or client regarding needed services or repairs
-Assist other Engineers and provide coverage as requested
-Read and understand operations manuals, diagrams, construction drawings, and complete work orders necessary to perform maintenance and other work
-Maintain appearance of property to client’s standards
-Review, monitor and/or provide scope and specifications for contracted property services
-Assist with the development of specifications and scope for contracted services
-Coordinate with contracted vendors to ensure quality and scope of work is being performed as expected
-Resolve tenant service requests that do not require special licensing
-Exemplify excellent professional customer service while maintaining positive behaviors with clients, coworkers, vendors etc.
-Support annual capital and operating budgeting process if requested
-Use a variety of hand and power tools following all safety practices
-Maintain a safe, clean work, and organized work environment at all times
-Attend safety trainings and follow safety procedures
-Report accidents immediately
-Report all potential safety hazards immediately
-Other job duties as requested
EDUCATION & EXPERIENCE
Education/Certification: Valid driver’s license, High School Diploma, Vehicle Liability Insurance; obtain an O7 or 07C or maintain card, if applicable
Required Knowledge: 3-5 years of demonstrated working knowledge of typical office building systems (e.g., fire and life safety, mechanical, electrical, HVAC, plumbing, security systems etc.)
Experience Required: 3-5 years’ experience in commercial building maintenance or related field; 3+ years’ experience operating relevant computer hardware/software (e.g., security, HVAC, MS Office, Smart Phones, Work Order System, etc.)
2 ) Chief Engineer
Role Description

Assist with managing a team of Commercial Maintenance Technicians and Building Engineers

Provide direction, coaching, and leadership, to achieve client results
-
Maintain and promote a positive working environment aligned with the client and customers values
-
Lead and conduct safety trainings and meetings as requested
-
Develop and assist with preventative maintenance programs
-
Ensure inspection checklist noted items are resolved and communicated to Property Management
-
Provide updates to Property Management regarding special services and needed repairs
-
Support operating and capital budgeting
-
Immediately report all accidents
-
Educate staff, report, and be aware of all safety hazards
-
Maintain appearance of property
-
Understand diagrams, work orders, construction drawings, and operations manuals

Maintain a clean and safe work environment
Experience Required:

10+ Years of commercial building maintenance
-
Boilers Operators License
-
Demonstrated and working knowledge of building systems (e.g. fire and life safety, HVAC, Electrical, security systems, plumbing, etc.)

3) Commercial Property Manager
The work environment includes:

Our company is seeking a Commercial Property Manager to help manage operations for an assigned portfolio.
Responsibilities:
-
Manage a lead a team of Property Administrators
-
Respond to tenant concerns
-
Manage Property Financials including monthly accruals, property budgeting, Accounts Receivable and Payables, P&L, CAM Reconciliations, and performing financial analysis for leases.

Work with lease abstracts and review new leases.
-
Maintain and support owner and tenant relations.
Technical Abilities:
-
Yardi, MRI, Skyline, MS Office, and strong Excel Skills, or similar technical tools.
Licensing:
Real Estate License Required
Experience Required:
5+ Years of CRE Property Management
